Project Update: Art House St. Petersburg

RSI is providing a turnkey concrete package for the new Art House St. Petersburg condominium project. 

To date, RSI has installed 2,768 tons of rebar, poured 24,694 cubic yards of concrete, and installed 499,000 pounds of post-tensioning cables and stud rails.

RSI will be placing Level 19 soon, and during the next month, RSI will be working on the topping slabs for the amenity deck and slab-on-grade.

The safety netting system is on the building on Level 15 and will continue up the building for the duration of the project. Metal temporary handrails are also installed for protection.

RSI is working with the general contractor, Coastal Construction, on this exciting new project.

RSI recently began a turnkey concrete package for the new Texas State Bobcats End Zone Expansion project.

The first pour was Level 1, Segment C of the project, which will be the area for the new weight room. RSI poured 8,400 square feet of concrete (400 cubic yards).

Project Update: Selene Oceanfront Residences Ft. Lauderdale

RSI’s work on a turnkey concrete package for the new Selene oceanfront towers in Ft. Lauderdale continues.

RSI has finished Level 15 on the East Tower and Level 10 on the South Tower, with 29,618 cubic yards of concrete poured for the project as of this writing. RSI will begin work on the pool deck soon.

The two new towers will be 26 stories each with direct access to the renowned Las Olas Beach for a total of 196 luxury residences with great views and resort-style amenities.

RSI is working with the general contractor Coastal Construction on this exciting and prestigious project.

Project Awarded: Texas State Bobcats End Zone Expansion

RSI is providing a turnkey concrete package for the new Texas State Bobcats End Zone Expansion project.

The expansion project will remodel the south end zone portion of the stadium to relocate the athletic performance center to open into the end zone, connect the west and east concourse level balcony, and create a rooftop alumni pavilion and deck. The project will also provide a new weight and training room and expand the existing locker rooms. The existing weight room will be converted to position meeting rooms.

RSI will pour 52,400 square feet of concrete for the project, which includes two foundation slabs, several elevated slabs, 102 piers, and a slab-on-metal deck.

RSI is working with the general contractor, White Construction, for on-time and within-budget completion of the concrete portion of this exciting new project.

RSI Wins ABC Central TX Excellence in Construction Award

Associated Builders and Contractors of Central Texas (ABC) recently recognized RSI with an ABC Central Texas Safety Award of Excellence, stating “Kudos to the entire team for their unwavering commitment to safety and top-notch safety training. This achievement is a testament to Reinforced Structures, Inc.‘s outstanding safety performance.”

ABC Central Texas is a trade association representing the commercial construction industry with over 180 member companies throughout fifteen counties in Central Texas. The Central Texas chapter is one of 68 ABC chapters nationally, with 21,000 members total.

University of Texas MER Cleanroom Expansion

RSI has begun work on the University of Texas at Austin Micro Electronics Research (MER) Cleanroom expansion.

The total project will require just over 2,000 cubic yards of concrete, with an exterior slab-on-ground of approximately 10,000 square feet. Interior work includes extensive trenching with walls of varying heights and a new 12” slab on grade. The project also includes approximately 11,000 square feet of elevated slabs on metal deck.

While not a large project, the project has many logistical challenges, the biggest being working alongside the existing cleanroom facility which must remain open and operational.  RSI was chosen for this project based on our excellent safety record and our willingness to go above and beyond with regards to planning and accommodating extreme logistical conditions.

Project Update: Belpointe Towers

RSI’s work is progressing nicely on the turnkey concrete package for the new Belpointe Towers St. Petersburg apartment project at 1000 1st Ave. N. in St. Petersburg’s EDGE District: Table assembly for the first typical floor has begun and the East Tower amenity deck is being poured this month.

The total concrete poured so far is 10553 cubic yards, with 850 tons of rebar used.

The finished Belpointe Towers will have two 15-story residential towers, with a total of 269 units; 15,500 square feet of ground-floor commercial space; and a 355-space parking garage on the 2nd – 4th floors. Level 15 will feature a deck with fabulous views of St. Petersburg and the luxury apartments will offer convenient and walkable access to shopping, dining, and entertainment.

RSI is working with the general contractor, JE Dunn Construction, for on-time and within-budget completion of the concrete portion of this exciting new project.

RSI is providing a turnkey concrete package for the new Art House St. Petersburg condominium project. 

Currently RSI is working on the 4th floor and so far, has poured 8,621 cubic yards of concrete; installed 1,110 tons of rebar; and 66,860 pounds of post tensioning. After the level 4 is poured we will install a static netting system that will stay in place over the adjacent building for the duration of the project.

The new building will be 44 stories with resort-style living and work-from-home amenities.

Project Top Out: Mote Science Education Aquarium (SEA)

RSI is providing a turnkey concrete package for the new Mote SEA project in Sarasota. RSI recently topped out the project and has a few remaining items of work to complete.

The new 110,000 square foot, $130 million facility is built on 12 acres in Nathan Benderson Park, near the Sarasota and Manatee County line and adjacent to the University Town Center mall. 

With an anticipated opening date in Winter 2024, the new facility will be the public-facing portion of Mote and will provide a convenient and easily accessible venue for the public. Mote SEA will also benefit more than 65,000 children from Sarasota and Manatee counties with interactive state-of-the-art STEM teaching labs and free educational programming.

The new structure contains multiple aquatic tanks including a huge Gulf of Mexico tank, a large manatee tank, an otter tank, and other smaller tanks.  The finished facility will also have a food court, gift shop, and other amenities.

The concrete portion of the project contains 13,000 cubic yards of concrete and 2,100 tons of rebar.

RSI is working with the general contractors, Willis Smith Construction/Whiting-Turner JV and enjoys being a part of this exciting, landmark project.

Project Update: Pier 66 Condominium, Phase 2, Ft. Lauderdale

RSI has started its work on a turnkey concrete package from foundation through rooftop for Phase 2 of the new Pier 66 residential project in Ft. Lauderdale.

The two-building project is in one of the most recognizable and luxurious marinas of Fort Lauderdale. RSI’s work on Phase 2 has begun, with a total of 31,063 cubic yards of concrete; 1,900 tons of rebar; and 755,000 pounds of post tension cables used to date for Phase 1 and Phase 2 combined.

RSI is working with the general contractor, Americaribe-Moriarty Joint Venture, for on-time and within-budget completion of the concrete portion of the project.

The new building will be 44 stories with resort-style living and work-from-home amenities, including co-working space with a variety of seating and meeting areas. Cloud 9, on the 9th floor of the building, will include wellness, socializing, and entertainment facilities, such as a pool, club room, game room, and theater. The building will also include two furnished suites for guests.

The residences will feature open designs, floor-to-ceiling glass, and spacious terraces for views of the city skyline and Tampa Bay.

RSI anticipates the project will have just under 1,000,000 square feet of finished concrete slabs, using 52,500 cubic yards of concrete, 4500 tons of rebar, and just over 1,000,000 pounds of post tensioning.

Project Top Out: Newport + Fig Student Housing

RSI recently topped out its turnkey concrete package from foundation through rooftop for the new housing project at Newport and Fig Streets in Tampa, Reign Living Student Apartments.

RSI installed 365,000 pounds of post tension material for the new 8-story, 257,960 square-foot building and 127,292 square-foot, 2-story parking garage. The building will house 576 students with 150 rooms, with amenities that include a rooftop clubhouse, a fitness center, and a pool. The building will be walking distance to the University of Tampa.

RSI is currently wrapping up punch-list items on the amenity deck and clubhouse.

RSI worked closely with the general contractor, Verdex Construction LLC, meeting an accelerated schedule for within-budget completion of the concrete portion of the project.

Project Update: Mote Science Education Aquarium (SEA)

RSI recently finished the Gulf of Mexico tank as part of its turnkey concrete package for the new Mote SEA project in Sarasota.

The Gulf of Mexico tank is the largest and most complicated of the tanks at the Mote SEA and is a major project milestone.

When completed, the new aquarium will be a 110,000 square foot, $130 million facility on 12 acres near the Sarasota and Manatee County line.

Other tanks in the structure will include a large manatee tank, an otter tank, and other smaller tanks for a total of 16 tanks. The facility will also have a food court, gift shop, and other amenities.

RSI is working with the general contractors, Willis Smith Construction/Whiting-Turner JV, and we continue to enjoy our work on this exciting, landmark project.

RSI provided a turnkey concrete package from foundation through rooftop for the new Grove Central condominium project.

The new building is 23 levels (550,438 square feet) with 402 multifamily, workforce, and co-living units. The parking garage is 6 levels (635,963 SF). RSI placed 57,000+- cubic yards of concrete for the project.

The project connects to and facilitates privately funded improvements made to the adjacent Coconut Grove Metrorail station, and integrates directly with The Underline linear park, Miami-Dade’s bus system, and the City of Miami’s popular trolley network.

RSI worked closely with Juneau Construction for on-time and within-budget completion of the concrete portion of the project.

Project Top Out: Pier 66 Phase 1

RSI is providing a turnkey concrete package from foundation through rooftop for Phase 1 and 2 of the new Pier 66 residential project in Ft. Lauderdale.

The two-building project is in one of the most recognizable and luxurious marinas of Fort Lauderdale. The first building will house 38 units, including a private plunge pool in each unit’s balcony. The first two floors of the building will include office space, restaurants and shops that will create a new Marina Promenade that runs along the waterway.

RSI has poured 25,493 cubic yards of concrete, and used 1,853 tons of steel and 514,000 pounds of post tensioning cables, for the first building (Phase 1) of the project.

RSI’s work on the second phase of the residential portion of the project, a second 10-story condominium tower similar to the first, will begin in April.

The residential towers are part of a larger Pier 66 renovation that includes the hotel’s Pier Tower, which was severely damaged during Hurricane Irma.

Two and a half months early, RSI completed its turnkey concrete package from foundation through rooftop for the residential portion of the new St. Regis Longboat Key Resort and Residences. 

RSI worked on the three six-story Residences, which will have 69 luxury condominiums, as well as a massive podium level which serves as the amenities level and cover for residence parking. The project is located on the 17.6 acre site that was formerly the location of the Colony Beach and Tennis Resort.

Amenities for residents will include an infinity swimming pool, a salt-water lagoon, a spa and wellness center, beachside cabanas, a private clubhouse, individual garages, 24-hour security, butler and concierge services, and a Bentley and chauffeur service.

RSI worked with Moss & Associates on this prestigious project.

Project Top Out: Victory Plaza Office Project, Austin

RSI provided a turnkey concrete package from foundation through rooftop for the new Victory Plaza office project at 5209 Burnet Road in Austin.

The finished concrete work includes 4 levels of office space, plus a courtyard, with 144,746 square feet of post-tension slab. RSI’s work also included a 4-level parking garage, with an elevated garage post-tension slab of 9,800 square feet, a topping slab of 73,151 square feet, and 15,100 square feet of slab-on-ground concrete.

The offices are scheduled to open in December 2023. Amenities include 24-hour access, a car charging station, direct elevator exposure, abundant natural light, and wi-fi. The building is designed to take advantage of the surrounding natural landscape and heritage trees, as well as to blend in with the surrounding mid-century modern architecture of the neighborhood homes.

RSI recently topped out its turnkey concrete package from foundation through rooftop for the new Symphony Square-Office project in Austin, Texas.

The new building is in downtown Austin on 12th Street and Red River, one block off Interstate I-35 and adjacent to the entire downtown Austin area.

RSI poured 13,688 cubic yards of concrete for the 4-level parking garage, the 7 floors of office space, and the rooftop.  The square foot total for the floors was 302,673, with a total of 117,282 vertical square feet.

RSI worked closely the general contractor, Greystar Development and Construction Group, for on-time and within-budget completion of the concrete portion of the project.

RSI has begun a turnkey concrete package from foundation through rooftop for the new 101 N. Meridian building in Tampa’s Channelside District.

RSI is currently pouring the 6th floor, which includes the pool and amenity deck, along with some residential units. To date, RSI has poured a total of 8,541 cubic yards of concrete and has installed 730 tons of rebar, with 281,883 pounds of post tensioning cables.

When complete, the new 15-story building will be approximately 530,000 square feet with 330 luxury units and a parking garage with 366 spaces.

University of Miami in Coral Gables Student Housing

RSI is providing a turnkey concrete package from foundation through rooftop for Phase 2B of the new student housing project at the University of Miami in Coral Gables.

The new housing will provide two tower, one 10 floors and the other 11 of student resident space. The new towers are part of a multiyear, multiphase plan for Centennial Village on the U of M campus.

RSI began work in October and is currently working on level 3 of the North Tower. The project will use 22,000+ cubic yards of concrete and 1500 tons of rebar.

Project Complete: Ascent St. Petersburg

RSI provided a turnkey concrete package from foundation through rooftop for the new Ascent St. Petersburg building.

The project topped out recently with plans to open in 2023.

The new $170 million building offers 354 apartments, ranging from studios to penthouse units. The tower also includes a 172-room AC by Marriott hotel. Amenities include outdoor pools on the 6th and 36th floors, 6,800 square feet of retail space, and 4 levels of parking.

RSI worked closely with the construction arm of Greystar Real Estate Partners, the global leader in rental housing, for on-time and within-budget completion of the concrete portion of the project.

RSI is providing a turnkey concrete package from foundation through rooftop for the new 101 N. Meridian building in Tampa’s Channelside District.

The new 15-story building will be approximately 530,000 square feet with 330 luxury units and a parking garage with 366 spaces. Amenities will include a pool terrace with cabanas, a green roof terrace, and a fitness center. The mixed-use building will have 10,000 square feet of ground-floor retail shops and services and will be conveniently located near Channelside’s dining and entertainment options.

RSI anticipates its work on the project will begin in mid-August, with completion of the concrete work to conclude in about 40 weeks.

Project Complete: Hyde Park House Tampa

RSI provided a turnkey concrete package from foundations through roof for the new Hyde Park House luxury condominium project in Tampa.

RSI’s work on the project featured architectural beams and a crown parapet, and RSI installed 1700 tons of steel, poured 16,000 cubic yards of concrete, and installed 362,000 pounds of post-tensioning as part of its work on the new structure.

The new building is approximately 350,000 square feet and will contain 70 residences on 22 floors and an expansive amenity terrace on the 5thfloor overlooking Bayshore Boulevard and Hillsborough Bay. Amenities will include a resort-style pool, entertainment areas, and a comprehensive fitness center. The new building is well-situated for residents to enjoy historic Hyde Park and its walkable streets, restaurants, and shops.

RSI worked closely with the general contractor, Kast Construction, for on-time and within-budget completion of the concrete portion of the project.

Project Awarded: Pier 66 Residential Tower

RSI is providing a turnkey concrete package from foundation through rooftop for the new Pier 66 residential project in Ft. Lauderdale.

The new building will be an 11-story residential tower in one of the most recognizable and luxurious marinas of Fort Lauderdale. The finished structure will house 38 units, including a private plunge pool in each unit’s balcony. The first two floors of the building will include office space, restaurants and shops that will create a new Marina Promenade that runs along the waterway.

When complete, the concrete portion of the project will contain 25,500 cubic yards of concrete and 1,900 tons of rebar.

The residential tower is part of a larger Pier 66 renovation that includes the hotel’s Pier Tower, which was severely damaged during Hurricane Irma. A second phase of the residential portion of the project is planned, with a second 11-story condominium tower similar to the first.

RSI is working with the general contractor, Americaribe-Moriarty Joint Venture, for on-time and within-budget completion of the concrete portion of the project.

Project Top Out: 334 St. Pete Apartments

RSI is providing a turnkey concrete package from foundations through roof for the new 334 St. Pete Apartments building and parking garage.

RSI recently topped out the core structure of the building and parking garage, as well as the last pour for the roof. The pool deck is also complete, and the final work on the planter walls and crane openings will be complete within the next few weeks.

To date, RSI has poured 17,632 cubic yards of concrete and has placed 1,422 tons of rebar and 539,779 pounds of post-tensioning cable.

Project Awarded: St. Regis Longboat Key Resort and Residences

RSI is providing a turnkey concrete package from foundation through rooftop for the new St. Regis Longboat Key Resort and Residences.  RSI will be working on the Residential portion of the project.

RSI’s work is scheduled to begin in April on the 17.6 acre site that was formerly the location of the Colony Beach and Tennis Resort.

Overall, the project will include a 166-room luxury hotel, which is being provided by another concrete subcontractor, and three six-story residential buildings that RSI will provide. The residential portion of the project will have 69 luxury condominiums with units priced between $2.5-$9 million.

Amenities for residents include an infinity swimming pool, a salt-water lagoon, a spa and wellness center, beachside cabanas, a private clubhouse, individual garages, 24-hour security, butler and concierge services, and a Bentley and chauffeur service.

The resort portion of the project will be a Marriott International hotel and will include meeting space, catering services, state-of-the-art technology, and professional meeting planners.

RSI is providing a turnkey concrete package from foundation through rooftop for the new Symphony Square-Office project in Austin, Texas.

The new building will be in downtown Austin on 12th Street and Red River. The building will have 8 levels of offices with 158,800 gross square footage of office space. There will be 4 levels of below-grade parking with a total of 129,005 square feet of parking. The concrete portion of the project will take 32 weeks and will use 13,500 cubic yards of concrete.

This is RSI’s first project for the Texas/Austin office and will get a great deal of exposure since it is one block off Interstate I-35 and runs adjacent to the entire downtown Austin area.

RSI is working closely the general contractor, Greystar Development and Construction Group, for on-time and within-budget completion of the concrete portion of the project.

RSI’s work on its turnkey concrete package for the Bal Harbour Shops expansion project continues.

To date RSI has:

• placed 3,478 cubic yards of concrete for the new helix ramp to the existing parking garage.
• used 9,218 cubic yards of concrete at the new parking garage addition.
• installed 1550 tons of rebar between both the helix and the new parking garage.
• used 96,494 SF of precast joists on the new parking garage.
• placed 2372 cubic yards of crushed stone aggregate at the foundation of both the new garage and the helix.

When completed, the new garage will be 6 stories, with 405,000 square feet of space.

RSI has been coordinating with the general contractor and other trades on the project to complete all construction with minimal impact to the stores in the high-end shopping mall that includes more than 100 global brands, including Chanel, Gucci and Tiffany & Co.

RSI will continue working closely with joint venture general contractor, Brodson/Coastal/Tishman, for on-time and within-budget completion of the concrete portion of the project.

RSI’s work on its turnkey concrete package for the Bal Harbour Shops expansion project continues. To date RSI has poured 356 cubic yards of concrete and installed 17 tons of steel for a temporary ramp, fire pump room, and emergency gate.

Work on the new garage has also begun, and so far RSI has poured 1661 cubic yards of concrete, installed 250 tons of steel, and used 12,080 square feet of precast joists. When completed, the new garage will be 6 stories, with 405,000 square feet of space.

RSI has also poured 126 cubic yards of concrete and installed 15.4 tons of steel for the new north entrance to the mall.

Project Complete: Water Street Block H Tampa

RSI provided a turnkey concrete package from foundations through roof for Block H of the downtown Tampa Water Street project.

RSI poured 21,019 cubic yards of concrete and used 1602 tons of steel rebar and 320,291 pounds of post-tensioning while completing their work on the new 24-floor building.

Block H is part of Strategic Property Partners’ (SPP) $3 billion Water Street project in downtown Tampa. Investors in the project include Bill Gates and Jeff Vinik, the owner of the Tampa Bay Lightning.

The exterior façade of Block H features an exposed-to-view architectural concrete finish. The building is just over 480,000 square feet, with 23 floors of retail and living space, plus a 24th floor rooftop amenities area.

The 50-acre Water Street project is the first WELL-Certified Community, a concept that expands the WELL-Building Standard. The mixed-use district features extra-wide sidewalks, a full-service grocery store, regular fitness programming, buildings spaced to encourage walking, reduced light pollution, tree-canopy shaded sidewalks, and fountains.

The 36-story mixed-use building will be constructed on the previously vacant lot on northwest corner of 2nd Street and 1st Avenue in down St. Pete, next to the Duke Energy building and across the street from the Jannus Block entertainment hub.

Ascent St. Petersburg will contain a 172-room AC by Marriott hotel, 354+ residential apartments, and 6,600+ square feet of commercial space. Planned amenities include a fitness center, pool, and rooftop bar.

RSI poured the Starwood roof ahead of schedule and finished the concrete portion of the new Starwood Capital Group headquarters building in November.

RSI provided a turnkey concrete package from foundations through roof for the new building that has 136,342 square feet of office space and 305 parking spaces. It is the first ever Class A office building in Miami Beach, and the city’s first new corporate office building in more than 20 years. There are two levels of retail and restaurant space, on the first and second floor, with a total of 8,088 square feet of retail space.

RSI Celebrates: The Dalí Museum’s 10th Anniversary

On January 11th, the Dalí Museum in St. Petersburg celebrated its 10th anniversary. The vision for the museum was to create a building that reflected Dali’s style both inside and out, and RSI played an integral role in accomplishing that vision by handling the concrete work for the project, a $30 million, 66,400-square-foot structure. The museum is now home to more than 2,000 works including nearly 100 oil paintings; over 100 watercolors and drawings; and 1,300 prints, photographs, sculptures and other pieces of art.

Architectural firm HOK’s Tampa office designed the new museum in collaboration with the Tampa office of Walter P. Moore as structural engineer. The structure combines the rational with the fantastical: a simple rectangle with 18-inch thick hurricane-proof walls out of which erupts a large free-form geodesic glass bubble with 1,062 glass panels known as “The Enigma.” The building is designed to withstand a Category 5 hurricane and was built with 10,000 yards of concrete and includes 1,000 tons of reinforcing steel. Building strengths were measured at more than 7,500 psi.

We are all very proud of the way the museum turned out, thanks in large part to RSI.”—internationally renowned architect Yann Weymouth of HOK.

A major focal point of the new Dalí Museum is a 56-foot-high spiral concrete staircase that starts in the building’s first floor lobby, carries visitors to the third-floor atrium, and winds upward into a taper toward the top of the building’s glass atrium.

Weymouth’s design for the staircase included the use of self-consolidating concrete (SCC) – the first building in Florida to use cast-in-place SCC as an exposed architectural concrete finish.  SCC is a typical concrete mix doused with admixtures to make the mix highly flowable.  RSI worked very closely with the design team to ensure their vision, and the end result was beautiful, smooth and seamless walls.

RSI’s efforts paid off by having the opportunity to be part of the construction of a landmark building, which was awarded the Associated Builders and Contractors Excellence in Construction Project of the Year 2011.

“A lot of teamwork went into this building,” says RSI president Steve Whitley. “When we got this job we picked an A-Team, from the concrete supplier to the formwork supplier to the reinforcing supplier. Along with the structural engineer, general contractor and architect, we were all involved in planning. It was an interesting job and everyone was involved in making the project a success.”

RSI Gives Back: RSI helps raise $45,770 for the UF School of Construction Management

RSI recently co-sponsored the fishing shirts for all tournament entrants in the University of Florida M.E. Rinker School of Construction Management annual fishing tournament. In its 13th year, the annual tournament is the largest single-day fishing tournament in the Tampa Bay Area.

The one-day total donation raised by all participants was $45,770, which goes directly to the School to aid students with scholarships and other financial assistance.

The Rinker School dates back to 1935, when it was part of UF’s Department of Architecture. Today the School has over 7050 graduates (6000 BS, 1000 MS, and 50 Ph.D. degrees), 20 faculty members, and 13 support staff.

RSI appreciated the opportunity to help raise scholarship money for such a well-respected program.

The tower is just 300 feet from the Ritz-Carlton resort and has just over 615,000 square feet and 73 private residences.

RSI provided a turnkey concrete package from foundations through roof for the new Marina Bay 880 project in Clearwater.

The new $6.5mil condominium is two 9-story towers with an amenity deck. The new development also includes new floating docks, transient boat slips, green space, and kayak launches for the Seminole Boat Ramp.

RSI has topped out one tower and the concrete work will be finished on the second by the end of this month. As of this writing, RSI has poured 14,031 cubic yards of concrete overall, including 297,000 square feet of slab on deck.

RSI provided a turnkey concrete package for the new Pura Vida condominium project on Clearwater Beach.

Plantation Pointe Office Park: Project Complete

RSI’s work on the Plantation Pointe Office Park included the foundation and ground work for a two-story parking garage and a four-story precast concrete system office building.

The Plantation Pointe Office Park is a 77-acre campus that was originally the Motorola Solutions office park. RSI coordinated closely with the other trades to minimize disruption to the existing tenants and facilities at the office park, including Motorola, Magic Leap, and Baptist Health.

RSI worked closely with Moss Construction, the general contractor for the project, to ensure on-time and within-budget completion of the concrete shell portion of the project.

Project Awarded: Starwood Headquarters Miami Beach

RSI will be providing a turnkey concrete package from foundations through roof for the new Starwood Capital Group headquarters.

A total of 136,342 square feet of office space is being built, along with 305 parking spaces. It is the first ever Class A office building in Miami Beach, and the city’s first new corporate office building in more than 20 years. There will be two levels of retail and restaurant space, on the first and second floor. In total, 8,088 square feet of retail space is planned.

The site of the new building on Collins Avenue, across from the 1 Hotel, includes a former Avis rental car building that will be demolished.

RSI’s work on the new building will begin in February, and RSI will work closely with the general contractor, Coastal Construction/Brodson Construction Joint Venture, for on-time and within-budget completion of the concrete portion of the project.

RSI has finished pouring 20 floors of the Ritz-Carlton Residences in Sarasota. To date, RSI has poured 27,247 cubic yards of concrete and installed 1763 tons of rebar.

Park Grove Project Update

RSI is providing a turnkey concrete package for Tower 1 of Phase 2 of the Park Grove condominium project in Coconut Grove.

RSI has completed the concrete work on the main structure of the 400,000 square-foot, 23-story tower and is working on the entrance and amenities areas on the lower 3 levels.

The completed Park Grove project will feature three towers and 298 residential units in a 5.2 acre waterfront park with more than 50,000 square feet of amenities. The amenities will include a library, an outdoor amphitheater, and a wine cellar.

RSI worked closely with John Moriarty & Associates to complete the main structure of the project ahead of schedule to allow for the other trades to deliver the overall project on time.

Project Complete: Arte 8955 Collins Avenue, Surfside

RSI provided a turnkey concrete package for the newly completed construction on Arte, Surfside’s newest beach front tower.

Arte is a 12-story beach front tower with a total of 16 units, each at least 5,500 square feet. The new building also has an air-conditioned a 3-story parking garage, a spa, indoor and outdoor pools, and a tennis court on the top level.

RSI also participated in building various structural landscape elements in both structures.

Working with Kobi Karp, this was architect Antonio Citterio’s first project in the US. RSI worked closely with Americaribe Moriarty JV, the general contractor, to ensure on-time and within-budget completion of the concrete portion of the project.

Project Awarded: Water Street Block H - Tampa

RSI will be providing a turnkey concrete package from foundations through roof for Block H of the downtown Tampa Water Street project.

Block H is part of Strategic Property Partners’ (SPP) $3 billion Water Street project in downtown Tampa. Investors in the project include Bill Gates and Jeff Vinik, the owner of the Tampa Bay Lightning.

The exterior façade of Block H features an “exposed to view” architectural concrete finish. The finished building will be just over 480,000 square feet, with 23 floors of retail and living space, plus a 24th floor rooftop amenities area with a pool and lounge.

The 50-acre Water Street project is the first WELL-Certified Community, a concept that expands the WELL-Building Standard. The mixed-use district will feature extra-wide sidewalks, a full-service grocery store, regular fitness programming, buildings spaced to encourage walking, reduced light pollution, tree-canopy shaded sidewalks, and fountains.

RSI’s work on Block H will begin in December, with the majority of the structural concrete work completing in October 2020.

RSI recently began work on the Planation Pointe project. RSI’s work will include the foundation and ground work for a two-story parking garage and a four-story precast concrete system office building.

The Plantation Pointe Office Park is a 77-acre campus that was originally the Motorola Solutions office park.

Motorola once occupied all of the offices in 850,000 square-foot facility that was used to manufacture beepers, two-way radios, and cell phones. While Motorola remains one of the current tenants, Magic Leap and Baptist Health are now also in the office park. RSI will be coordinating with the other trades to minimize disruption to these and other existing tenants and facilities.

RSI Gives Back to the Community: Habitat for Humanity Project

RSI recently helped in constructing a new home for Habitat for Humanity in Tampa.

The new home is just under 1500 square feet, and RSI provided the foundation and slab-on-grade for the structure.

Habitat for Humanity was founded in 1976 near Americus, Georgia: “Seeking to put God’s love into action, Habitat for Humanity brings people together to build homes, communities and hope.”

The Hillsborough County chapter has built or restored more than 200 homes since 1987, and RSI appreciated the opportunity to help with this project for such a valuable and worthwhile organization.

Project Awarded: Bal Harbour Shops Expansion

RSI will be providing a turnkey concrete package for the Bal Harbour Shops expansion project in Bal Harbour.

Construction is due to begin mid-August, with RSI’s work to include a new helix ramp for the existing parking garage, a new 6-story, 300,000 square foot parking garage to support the expanded retail space, and a new north entrance to the mall.

Because the Bal Harbour Shops will remain open during the construction period, RSI will work closely with the general contractor and other trades on the project to complete all construction with minimal impact to patrons and without interruption of the stores in the high-end shopping mall which includes more than 100 global brands, including Chanel, Gucci and Tiffany & Co.

RSI will be working closely with a joint venture general contractor, Brodson/Coastal/Tishman, for on-time and on-budget completion of the concrete portion of the project.

The new hotel is nine stories with 213 rooms and located at 1155 East Kennedy Boulevard on a previously vacant acre of land.

The dual-branded hotel will target both business and leisure travelers, with a work station and a full kitchen in the rooms.

RSI recently finished its turnkey concrete project for the Virage high-rise condominium project on Bayshore Drive in Tampa, pouring approximately 17,100 cubic yards of concrete and finishing the concrete portion of the project ahead of schedule.

The finished building will be a 24-story, 70-unit tower with views of Hillsborough Bay and the downtown Tampa skyline. Each unit in the new building will have a private elevator entrance, 10-foot ceilings, and access to resort-style amenities and a 24-hour staffed reception.

The existing Block H structure was demolished and was rebuilt to create a new two-story building. The new building is about 37,500 square feet and its façade features an architectural concrete finish provided by RSI.

Building of the Year: The Thomas P Murphy Design Studio Building

RSI recently shared the honor of American-Architects 2018 Building of the Year for their architectural concrete work on The Thomas P. Murphy Design Studio on the campus of the University of Miami School of Architecture.

The Thomas P. Murphy design studio competed against 43 other projects nationally to win 38 percent of the more than 4000 votes cast, making them the first-place winner by a large margin.

RSI provided a turnkey concrete package for the building, including the dramatic, curved concrete roof over the 20,000 square foot, open-plan building. The roof looks melted by the Florida heat, but is actually twelve-inch thick concrete that gracefully drapes over the main entrance and sides and serves as a shade from the relentless Florida sun.

“We were honored when Coastal Construction chose us to help create such a beautiful and important building that highlights the craft, creativity, and ability of RSI’s team,” said Steve Whitley, CEO of RSI. “On such a complicated building, a great design by Arquitectonica and fantastic construction management by Coastal really made our job easy” continued Steve. “We’re thrilled that the project won and thrilled to have played a small role with these two power-house firms.”

The building is named in memory of Thomas P. Murphy, Sr., the father of Tom Murphy, Jr., the President and CEO of Coastal Construction Group, the general contractor for the project.

The completed post-tension 18-story tower will have just over 615,000 square feet and 73 private residences.  The building will be just 300 feet from The Ritz-Carlton resort, on downtown Sarasota’s Bayfront Cultural District. The condominiums will feature deep balconies with panoramic water views, and numerous nearby resort amenities will include fine dining and a spa.

RSI began work in December on the project, which is expected to be completed in just under a year.

RSI Receives Sunshine State Safety Recognition Award

RSI Concrete received the Sunshine State Safety Recognition Award for its work on The Mark project in Sarasota, recognizing RSI for the safe environment it provides employees.

Kast, the general contractor for the project, partners with USF SafetyFlorida and their consulting program to reduce work-related illnesses and injuries through onsite workplace consultation.

USF walked the job site for about 4 hours and completed a general audit of safety and health issues/items.  The audit included reviewing existing programs and practices, as well as observing work processes in the workplace to identify specific hazards.

The project began in January of 2018 and is expected to be completed in August of 2019.  RSI has 75 employees working on this specific project (and employs 386 overall).  The finished building will be a 12-story concrete and steel structure that will include 157 condo/apartment units, a four-story parking garage, retail units, and office space. The Mark will have 378,000 air conditioned square feet, with more than one million square feet total.

The new University of Miami School of Architecture design studio opened this spring and was named for Tom P. Murphy, Sr., the father of the president and CEO of Coastal Construction, the general contractor of the project.

The building is LEED certified and includes studios to accommodate about 120 students. The studios include a state-of-the-art fabrication lab and advanced digital production facilities to help them perfect their craft. Amenities include a lounge, computer lab, presentation areas, review spaces, and offices.

The pour was approximately 38,000 square feet and +/- 3,300 cubic yards of concrete. For perspective, the average house slab is +/- 30 cubic yards.
